Ryan A. Marrone has over fourteen years experience representing private and public companies, including several Fortune 100 companies, in various capacities. He concentrates on providing general counsel services to small and mid-sized businesses. His broad legal experience and entrepreneurial background enable him to bring a fresh approach to representing companies. The creation of Szaferman Lakind General Counsel Direct offers businesses a new way of working together toward short and long term goals.
His areas of practice include General Counsel services, Solar Development and Renewable Energy, Corporate and Banking Finance, Business Organizations and Transactions, Commercial & Residential Real Estate, Zoning & Land Use, Foreign Trade Zone, Eminent Domain, and Environmental Law.
In the area of SOLAR DEVELOPMENT & RENEWABLE ENERGY, Mr. Marrone developed and implemented a business model for the design, build, operation, and maintenance of solar installations on industrial buildings. The model included revenue generation from power purchase agreements with tenants and the sale of Solar Renewable Energy Credits (SRECs). He continues to provide comprehensive legal counsel to companies for their commercial, industrial, residential, and farm installations. This representation includes creation of complex financing structures for projects utilizing combinations of debt, equity and tax equity, local zoning approvals, preparing and negotiating PPA, SLA, BOT, and other related contracts, and implementation of risk avoidance measures associated with solar installations.
Project Experience includes the development of over 25MW of solar installations and the negotiation of contracts for the deployment of an additional 30MW.
Mr. Marrone's Zoning & Land Use practice is geared towards handling controversial applications throughout the State of New Jersey. Some of his prior work includes:
FOREIGN TRADE ZONE: Obtained General Purpose Zone status for the first fully developed, tenanted, vintage-building, industrial park in the United States
NJTPK ELECTRONIC BILLBOARD: Obtained a use variance and site plan approval for the first privately owned, electronic message billboard to be placed on the New Jersey Turnpike between interchanges 7 and 13A.
REDEVELOPMENT: Obtained in excess of $4,000,000.00 in funding from the NJ Hazardous Discharge Site Remediation Fund (HDSRF) for Brownfields Redevelopment in Harrison, NJ. The funding was the first of its kind to be authorized for building demolition.
- Obtained Preliminary and Final Site Plan approval in Central, NJ for environmental remediation and redevelopment of property to accommodate 680 residential units comprised of townhouses, condominiums, and apartments.
TELECOMMUNICATIONS: Obtained over 60 use variance and site plan approvals for the construction of cell towers/facilities throughout New Jersey.
CVS/PHARMACY: Acquired over 30 variance approvals for the installation of electronic message centers and the modification to store sign packages across New Jersey.
Prior to joining the firm, Mr. Marrone served as General Counsel for Heller Industrial Parks, Inc. Heller operates and manages 16 million square feet of industrial warehouse and office space across the United States and has net assets in excess of $1.1 billion. As General Counsel, Mr. Marrone developed strategic plans for growth of the company. Prior to his tenure with the Heller organization, Mr. Marrone served as Regional Counsel to FCC licensed wireless telecommunications companies, General Counsel to the Parking Authority of the City of Hoboken, and Special Counsel to the Hoboken Housing Authority.
Mr. Marrone is admitted to the bars of New Jersey, the United States District Court - District of New Jersey, and the District of Columbia. He serves on several community organizations and sits on the Robert Wood Johnson University Hospital - Hamilton, Professional Affairs Committee and Compliance Committee. Mr. Marrone received his B.A. in English from Seton Hall University, in South Orange, New Jersey, and earned his J.D. from Widener University School of Law in Wilmington, Delaware. He currently resides in Chesterfield, New Jersey with his wife and three daughters.
